The Realty Management Division (RMD) plays an integral role in supporting the firm’s real estate investing strategy by providing investment and asset management services globally in the real estate market, partnering with other divisions in the firm to deliver results wherever Goldman Sachs has an interest. RMD serves as an extension to revenue divisions by providing services such as sourcing, acquisition, underwriting and due diligence of distressed and performing real estate and loan assets, asset management, portfolio management and disposition across various property types including office, multi-family, retail and hotel. Our division also manages residential loan portfolios and warehouse repo lines across auto, student, and consumer asset classes while providing structure, pricing and collateral analysis support. Portfolio Management is a business unit within the Realty Management Division (RMD) of Goldman Sachs in the Irving, Texas (Dallas) office.


Portfolio Management engages in (1) certain debt related sourcing efforts, (2) ongoing management of lenders and loan agreements, (3) oversight of strategic partner relationships, (4) investment and fund level reporting, specifically with a focus on performance, (5)investment structuring and closing, (6) asset and debt valuations, (7) management of fund and investment liquidity, and (8) investor level reporting.


Investment Management currently services the Merchant Banking Division, Special Situations Group and Goldman Sachs Asset Management Division.




  • Input, run and analyze business plan models for determination of quarterly and semi-annual valuations and performance.
  • Interface with business units on frequent basis to discuss investment performance and manage business issues. Interact with RMD Asset Management, Legal, Tax, Closing, MBD Fund Management group on structuring of investments and closing of new deals.
  • Manage Fund level debt facilities and participate in the upsize and syndication of active credit facilities. Assist with drawing funds from credit facilities to source new acquisitions. Help manage ongoing lender relationships associated with facilities.
  • Coordinate quarterly and semi-annual business plan and valuation process for divisions with GS investing in real estate and reporting results to the business unit and Controllers.
  • Calculate and analyze performance returns on a quarterly basis and oversee the reporting of specific returns to a third party for composite tracking.
  • Support ongoing fund and investment level reporting and ad hoc reporting for local and NY business units
  • Valuation/modeling experience, preferably in real estate
  • Accounting background from public accounting (Big 4) – client focused
  • Familiar working with big data; SQL skills

Basic Qualifications:

  • Bachelor’s degree from a four year college or university
  • 1 -2 years of experience in real estate portfolios, with preference for previous portfolio management experience
  • Strong working knowledge of Microsoft Excel
  • Ability to work in a fast-paced and challenging environment
  • Strong project management skills
