    RESPONSIBILITIES AND QUALIFICATIONS

     Position Summary

     

    The Americas Real Estate Strategy team is responsible for managing the firm’s real estate portfolio in the America’s. This includes developing strategies to acquire or dispose of space, match the Firm’s headcount growth with appropriate space to meet demand and manage day-to-day leasing issues. The Real Estate Strategy Transactions Vice President will assist in the management of the effective operation of all real estate related issues supporting activities associated with strategic planning, financial management and internal client project requirements.

     

    Principal responsibilities

    • Managing the site selection process and all leasing activity
    • To help establish and maintain active long-term growth plans to help ensure major real estate decisions are obtained well in advance of requirements ensuring the most cost effective approach.
    • To work closely with internal clients to solve requirements associated with divisional growth or contraction.
    • To perform and review financial analysis and scenario analysis of occupancy related projects.
    • To oversee the firm’s retail portfolio of tenants to ensure financial performance is maximized and avoid any unplanned vacancies.
    • To administer and maintain all Americas lease agreements ensuring changes are properly negotiated, documented and kept up to date.
    • To coordinate efficient functioning of the lease administration process.
    • To ensure landlords and subtenants adhere to the general terms and legal requirements in all lease agreements.
    • To produce and maintain any lease related financial information and documentation required by landlords, tenants or the Firm.
    • To ensure all vendor relationships are properly adhering to the firm’s Vendor Management requirements.
    • To work with other CSRE departments regarding any related activities to ensure group objectives are achieved.
    • To help ensure that appropriate legal review has occurred by partnering with internal and external legal teams
    • To manage lease administration vendor by establishing a regular report and overseeing monthly and quarterly meetings
    • To quickly respond to stakeholder questions / inquiries related to overall strategy and general lease provisions

    Experience / Skills

    • At least 7 years real estate experience, preferably on the corporate side
    • Understands in good detail the leasing process
    • Proven management and leadership skills
    • Strong negotiation, influencing and presentation skills
    • Strong financial and analytical skills
    • Good written language/letter writing skills
    • Excellent interpersonal and communication skills
    • Strong organization skills
