RESPONSIBILITIES AND QUALIFICATIONS

The MBD Real Estate team is currently searching for an Associate or an Analyst to join its team based in Dallas, TX. The Real Estate team supports real estate investing across multiple product types in the US. This includes sourcing, underwriting and due diligence, acquisitions, asset management, construction and development oversight, financings and dispositions for the firm's real estate investments

 

Analyst Responsibilities:

  • Support asset managers in the analysis and oversight of existing portfolios of student housing assets which includes business plan preparation and execution, maintaining internal valuation models, developing monthly cash flow projections, weekly/monthly/quarterly reporting, monthly financial review, participation in weekly/bi-weekly leasing calls, oversight of Property Management Companies (“PMC”) and operating partners, capital plan oversight, annual PMC budget review, lease-up oversight and ad-hoc excel modeling
  • Assist with asset dispositions, including writing investment committee memorandums, finalizing disposition models and calculating waterfall returns
  • In coordination with the construction group and development partners, closely track assets under construction understanding construction timelines and budget fluctuations. Participate in unit and amenity design review meetings, upgrade decisions, floor plan review, branding and marketing strategy, unit pricing and lease-up budget review
  • Conduct in depth market and submarket review of market and industry trends to help formulate asset strategy
  • Assist in the development and presentation of investment recommendation summaries for senior management approval
  • Interface with intermediaries, PMCs and operating partners to collect and evaluate asset and portfolio level financial information
  • Assist with the disposition efforts of real estate assets including transaction management and coordination with PMCs, operating partners, attorneys, brokerage groups and closing teams
  • Interface with external parties including: operating partners, PMCs, brokers, attorneys and other third party vendors. Interface with internal stakeholders including: legal, accounting and compliance
  • Maintain weekly performance reports for internal tracking and reporting communication with the New York office
  • Take and circulate call notes for monthly development meetings with development partners

Associate Responsibilities:

  • Asset manage a portfolio of 15 to 20 student housing assets, which includes business plan preparation and presentation, maintaining internal asset valuation models, weekly/monthly/quarterly reporting, oversight of third party service providers, capital plan oversight, business plan execution and disposition of assets
  • Lead asset disposition efforts including: contract negotiation, writing investment committee memorandums, presenting to investment committee, finalizing disposition models, calculating waterfall returns, transaction management and closing coordination
  • In coordination with the construction group and development partners, closely track assets under construction understanding construction timelines and budget fluctuations. Participate in unit and amenity design review meetings, upgrade decisions, floor plan review, branding and marketing strategy, unit pricing and lease-up budget review
  • Lead weekly/bi-weekly leasing calls with PMC and operating partners
  • Conduct in depth market and submarket review of market and industry trends to help formulate asset strategy

  • Build and maintain relationships with brokers, real estate developers, and other industry contacts

Preferred Qualifications:

  • Strong academic background - finance, real estate, accounting or math background preferred
  • Associate candidates should have a minimum of three years of real estate experience (student housing preferred) with asset management and transaction experience
  • Solid analytical/logical mindset and attention to detail
  • Strong written and verbal communication skills (clear, concise, and confident) with the ability to manage internal and external relationships
  • Must have advanced level MS Office Excel experience, as well as experience and advanced knowledge of other Microsoft Suite applications including PowerPoint and Word
  • Self-motivated
  • Ability to work both autonomously and in a team setting
  • Able to work under tight time constraints and extended hours as required
