Duties: Associate with Goldman Sachs & Co. LLC in Salt Lake City, UT. Develop and strengthen client relationships by advising clients on structuring and executing a full range of financial transactions, including but not limited to, Mergers and Acquisitions, Debt and Equity Issuances, Strategic Partnerships in the field of Real Estate sector globally. Create and analyze financial models and sensitivity analyses to examine the economics of complex financial decisions on behalf of clients. Use internal resources to prepare reports, charts and tables summarizing analyses and research results to present to the clients. In partnership with senior bankers, design, produce and maintain essential contents for various Real Estate sub-sectors using industry specific databases such as Green Street, Real Capital Analytics, SNL, JLL and CBRE, and use the contents to update clients on the latest trends of the relevant sub-sector. Run quarterly benchmark of public REITs on operational and valuation metrics to compare how each Real Estate Investment Trust (REIT) is performing against its peers and engage in frequent communications with clients to suggest strategies to enhance shareholder value or prevent activist engagement. Monitor economic and capital trends in the U.S. Real Estate market using third-party research reports and company filings and communicate such findings with senior leaderships to determine appropriate advisory strategy. Develop a deep understanding of where and how certain data or analysis could be best sourced and use the expertise to improve existing processes as well as to advise internal teams on an ad-hoc basis in many projects.
Job Requirements: Bachelor’s degree (U.S. or foreign equivalent) in Accounting, Economics, Finance or a related field. Two (2) years of experience in the job offered or related position. Prior work experience must include two (2) years with: Utilizing databases including Capital IQ, SNL, EIKON, SDC, Dealogic, Datastream and using these tools to create custom client deliverables; Analysis of regulatory filings, including 8Ks, 10Ks, supplemental filings, and Wall Street analyst research reports to run due diligence; Working with many counter parties in M&A and capital transactions to ensure transactions meet regulatory requirements set by the Securities and Exchange Commission (SEC) and Financial Industry Regulatory Authority (FINRA) and data usage do not violate terms of usage contracts signed with vendors; and Building financial models and in-depth presentations related to various topics including operational and capital strategies using Microsoft Office products. Prior work experience must include one (1) year with: Utilizing databases including Green Street Advisors, Real Capital Analytics, CBRE, JLL and using such tools to create custom client deliverables; Special accounting and tax laws for the REITs in the US including ASC 606, Public Law 86-779, The Tax Reform Act of 1976, and identifying latest trends and valuation drivers of the Real Estate sector; and Valuing of Real Estate portfolios over $200mm in size through complex models and creating marketing materials to solicit buyers in a sell-side transaction. Travel required 5% of time to New York to meet with the larger team.
